I would like to share a story with you about how my wife and I started the side hustle business during the pandemic that morphed into bona fide passive income, which earned $6M to-date.

In February 2020, my wife and I started a side business in the “rental arbitrage” space to offset the seasonality of our event production company. Rental arbitrage, meaning that we lease and furnish apartments and sublease them as short-term furnished rentals with the owner’s permission. The next month, our 10-year-old event production business was gone with the pandemic, so we committed to my new side business, learned through trial and error, and scaled to 45 properties in 24 months. We have acquired 60 properties to-date using this sublease property method. We’ve grown entirely on cash-flow. We built a team and systems in early 2021, and the business making the business passive.

Our former business was a job disguised as a business because we traded our time for money. Most business models are just that – a self-imposed job because they are unscalable.  On the other hand, rental arbitrage is built on a system. We now have time, location, and financial freedom.

Timing is key to success. We started our Airbnb arbitrage journey in 2020 when many hosts were exiting Airbnb and rents were dropping, and we are seeing the same pattern this year - exposing an opportunity to acquire properties at lower rents in markets that have strong short- and mid-term rental demand.
