It Started With One Apartment

I'm Richie Matthews — an entrepreneur, real estate investor, coach, and founder of Rentalizer.

In February 2020, I master-leased my first apartment. I didn't buy it — I leased it, furnished it, and operated it as a short-term rental with the landlord's permission.

That first apartment grew into a business spanning 62 properties, generating more than $6 million in rental revenue across 10,000+ guest reservations.

What I learned is that rentals take research, relationships, execution, and repeatable systems.

Today, I turn those lessons into tools, training, and community others can build on.

A Different Approach to Investing

Ownership isn't the only path into real estate. Master leasing can let you operate a rental business without buying the property.

Rental arbitrage means leasing a property and offering it as a short-term rental, including on Airbnb, with the landlord's authorization and subject to local rules. Before signing a lease, check permits, insurance, operating costs, and realistic demand.

Working toward financial freedom starts with understanding the numbers and the risks. Rental income and profits vary; results are never guaranteed.
